
A detached garage looks simple on paper. Four walls, a roof, maybe room for a truck and some tools. But before you break ground, your plat of survey tells you what’s actually possible on the lot. For developers working on infill projects or backyard builds, skipping this step can cost more than a redraw. It can mean tearing down a structure that’s already framed.
Here’s what to check on your plat before you finalize garage plans, permits, or bids.
Where Does Your Plat of Survey Show the Buildable Zone for a Garage?
A plat shows more than the property outline. Look for setback lines drawn inside the boundary. These lines mark the buildable envelope. Anything outside it is off limits, even if the ground is empty and fenced in.
Lot width matters too. A narrow lot might leave only a few feet of side yard once setbacks are applied. Check both sides of the lot, not just the side closest to your planned garage.
If the plat only shows the property line with no setback lines, that’s a sign you need an updated one before pricing out materials.
Setback Lines Developers Usually Miss on Their Own Plat
Most people check the front setback. Few check the rear and side setbacks closely.
Rear yard setbacks get overlooked because a fence often sits near the back line already. But a fence is not a legal boundary marker. It’s rarely placed exactly on the property line, and builders who measure from the fence instead of the survey pins often end up short.
Side setbacks can shrink fast on corner lots or lots with two street frontages. Street-facing sides usually carry larger setback requirements than a standard rear-yard side.
Before framing starts, measure from the actual survey pins. Not the fence. Not the hedge line. Not where the mower used to turn around.
Does a Detached Garage Trigger an Easement Conflict?
A plat of survey usually shows recorded easements for utilities, drainage, and access. These are no-build zones, even when they sit inside your setback lines.
A utility easement might run along the rear of the lot for power or sewer access. Build over it, and the utility company can require removal of the structure at your own cost.
Drainage easements matter even more in developments where water is routed through backyards toward a public system. Blocking that path can cause flooding on your lot or a neighbor’s.
Cross check every easement shown on the plat against your garage footprint before the site plan gets finalized.
How Old Is Too Old? When a Plat of Survey Needs an Update Before You Build
A plat from five or ten years back may not reflect current conditions. Additions, decks, sheds, and fence relocations can all shift what’s actually buildable today.
If the plat doesn’t show a structure that already exists on site, permitting offices may flag the submission and ask for an updated survey before moving forward.
This comes up often on properties bought recently, where a past owner built something without a permit or without updating the record.
A simple rule works here: if the property has changed hands, or changed shape, in the last few years, order a new plat before submitting garage plans.
What Your City Wants to See on the Plat Before Issuing a Garage Permit
Permitting departments usually check two numbers on the plat: lot coverage percentage and distance from the primary structure.
Lot coverage limits cap how much of the lot can be covered by buildings combined. A new garage can push a property over that cap even if the garage itself sits comfortably inside its setbacks.
Distance from the primary structure matters for fire separation rules, and the required distance varies by city.
Ask your city for its accessory structure checklist. Compare it line by line against your surveyed plat before submission, not after the plans are drawn.
